A new high-rise in Uptown is nearly ready for residents to move in.
The 375-foot tower, which has been under construction for the past two years, will open this May. It is the latest in a collection of Crescent Real Estate LLC buildings that have transformed Uptown Dallas.
Known as 2811 Maple, the property sits along Maple Avenue, north of Cedar Springs, between sushi restaurant Uchi and the 26-story work-in-progress known as 23Springs.
The news follows another major project from the developer that recently made headlines.
Last month, The Dallas Express reported that Crescent Point Tower received unanimous rezoning approval from the City Plan Commission. The green light sets the stage for the proposed 215-unit apartment building to go before the Dallas City Council, likely near the end of March. While the building will be one less story than 2811 Maple, it’s expected to be slightly higher at 415 feet.
“It was apparent to us that there was absolutely a market for higher-end, better amenities, better finishes and particularly high-rise luxury residential and for rent,” said Joseph Pitchford, managing director of development for Crescent Real Estate, about 2811 Maple.
Based in Fort Worth, Crescent owns around a fifth of all Uptown real estate assets, valued at roughly $7 billion. Its portfolio includes the original Crescent complex, purchased for around $700 million in 2021, in the 11th-largest office sale in the United States that year.
At full build-out, 2811 Maple will have around 177 rental units, including a dozen penthouses. The penthouses will each include two balconies and reside on the three uppermost floors.
Over 60% of the buildings’ apartments are corner units with expansive views of Uptown Dallas.
Unit rentals at 2811 Maple start around $4,000 per month. The new residential tower’s floor plans average a generous 1,450 square feet. About 95 units will be two-bedroom layouts, with roughly 70 units one-bedroom.
Residents of the luxury tower can expect amenities including coworking areas, lounges, board rooms, private dining rooms, a boutique fitness area, and a resort-style pool.
